The mix skews toward finance, law, tech, and international business, drawn by the cluster of bank headquarters along Brickell Avenue and the city's connectivity to Latin America.

Brickell is the only Miami neighbourhood where many residents skip owning a car. The tradeoff for that walkable, vertical density is the lower-rise charm you'll find in Coconut Grove or Coral Gables instead.

A vertical neighbourhood of condo towers, including Panorama Tower (868 ft, 2017), Four Seasons (781 ft), and Brickell Flatiron (736 ft), packed into about one square mile. Roughly 95% of housing is multi-unit, with very few single-family homes.

Market snapshot

Median condo sale price was around $620K in early 2026. Entry-level one-bedrooms start in the mid-$500Ks; waterfront luxury units run $1M to $30M+. Investor share is high, and many condos are run as short-term or full-service rentals.

Location & connectivity

Four Metromover stations sit inside Brickell (Brickell City Centre, Tenth Street/Promenade, Brickell, and Financial District), and the system is free. Brickell Metrorail reaches MIA airport in about 30 minutes. Brightline at MiamiCentral, a mile north, runs to Fort Lauderdale, West Palm Beach, and Orlando.

Waterfront living

Most of Brickell's eastern edge meets Biscayne Bay or the Miami River. Brickell Key, a man-made island connected by a single bridge, has its own waterfront loop and the Miami Circle preserve. The Miami Riverwalk runs along the river's south bank toward Downtown.

History

William and Mary Brickell bought 600+ acres on the river's south bank in 1870 and opened a trading post in 1871, alongside Julia Tuttle to the north. By the early 1900s, Brickell Avenue was 'Millionaire's Row,' a corridor of waterfront mansions. The mansions are gone; the address still carries their name.

Schools

Southside Elementary serves the southern boundary, and Coral Way K-8 Center is just over the line. For private K-12, families look to Carrollton and Ransom Everglades, both in Coconut Grove about 10 to 15 minutes south. Brickell itself skews more young professional than school-age family.
