Today it sits between the Intracoastal Waterway and Biscayne Boulevard, defined by fifty-plus high-rises, the largest shopping mall in Florida, and a Brightline station that puts Orlando inside a 3.5-hour ride.

What daily life looks like

The city skews older and international: median age north of 50, nearly half of residents foreign-born, and Spanish spoken in roughly the same share of households as English. Day-to-day rhythm circles three poles — the high-rises along Country Club Drive and Williams Island, the Aventura Mall corridor, and the marinas and parks along the eastern waterfront. The 2026 market is bifurcated. Drive-first, with a high-speed-rail exception

Brightline's Aventura station opened in December 2022 with direct service to Fort Lauderdale, Boca Raton, West Palm Beach, and Orlando. A pedestrian bridge to Aventura Mall (under construction since 2025) closes the last awkward gap. Outside that corridor, most trips happen by car.

Established, international, condo-bound

About 41,000 residents, median age above 50, roughly 45% Hispanic and nearly half foreign-born. The housing stock is overwhelmingly condo — owner-occupancy concentrates in mid- and high-rise towers along Country Club Drive and the Intracoastal.

Charter-led, top-20% in Florida

Don Soffer Aventura Charter High School ranks #41 in Florida on U.S. News' 2026 list and #2 charter high school in the Miami area on Niche's 2026 ranking, with 82% AP participation. The city also operates Aventura City of Excellence School (ACES) for K-8.

Two city parks, one state park next door

Founders Park (12 acres, two sections, splashpad and bay walk) and Waterways Park (7 acres, dog park, rock-climbing wall, lit athletic fields) anchor the city. Oleta River State Park — Florida's largest urban park, with 15 miles of bike trails and a Biscayne Bay beach — sits a 10-minute drive south.

Almost entirely a FEMA flood zone

Most parcels inside the city are mapped as FEMA Special Flood Hazard Areas, so federally-backed mortgages require flood insurance. Modern high-rises are built well above base flood elevation; ground-floor units and any older low-rise pockets need closer elevation and insurance review.
