Boynton Beach is the third most populous city in Palm Beach County, with a Census-estimated 82,396 residents in 2025, and it sits almost exactly halfway between West Palm Beach and Boca Raton, about 57 miles north of Miami. Major Nathan Boynton, a Civil War veteran from Michigan, opened a hotel on the oceanfront in 1897; the town was platted in 1898 and incorporated in 1920. The quirk that defines it came in 1931, when the oceanfront section broke away and became Ocean Ridge, so the city's own Oceanfront Park and the Boynton Inlet, the quickest run to the Gulf Stream on this coast, sit across the Intracoastal in a different town. What the mainland kept is a marina, 16 square miles of mostly suburban neighbourhoods, and a Boynton Beach mailing address that runs far past the city line into unincorporated West Boynton, where more than 100 gated associations, most of the Valencia 55-plus communities among them, house some 140,000 people.
Moving to Boynton Beach: east of I-95 or west of the Turnpike?
The city runs on a car (citywide Walk Score is 34, Bike Score 44), and the real choice is not Boynton versus somewhere else but east versus west. East of I-95, along Federal Highway and the Intracoastal, are the older neighbourhoods, the marina, Ocean Avenue and Town Square, plus the pre-1980 condo stock that carries the city's lowest entry prices and most of its flood exposure; Chapel Hill's $20 million drainage fix is not expected to start construction before 2028. West of Military Trail, most of what carries a Boynton Beach address is unincorporated Palm Beach County: golf and country-club communities such as Quail Ridge and Aberdeen, family subdivisions around Sunset Palms Elementary and the Canyon developments, and GL Homes' Valencia belt, which is still adding Valencia Grand and Valencia Del Mar in 2026. Everything out there is growing fast. The Falls Country Club redevelopment (800 homes, approved February 2026), Ava Lakes (about 900 senior-living units), The Ellie at Logan Ranch (314 rentals) and Kolter's Boynton Tropical (a 210-unit 55-plus rental opening winter 2026) all sit on Boynton Beach Boulevard, Jog Road and Hagen Ranch Road, and every one of them adds cars to a corridor that already has a congestion problem. Downtown is the story of 2026. Town Square delivered a new City Hall, library and amphitheater in 2020 but no residents; that changed in April 2026 when Time Equities broke ground on Octavia, the first 465 apartments, and within a few blocks Ocean One (371 rentals, due around 2028), The Pierce (300 units, half of them workforce housing at 80 to 120 percent of area median income) and The Dune on South Federal (336 homes, 198 of them workforce) put roughly 1,800 units into the pipeline between Ocean Avenue and the marina. The cost of that is playing out in public at Hurricane Alley, the marina's 30-year-old raw bar, whose owner has become the public voice for the small businesses caught in the redevelopment.

How does Boynton Beach compare to Delray Beach and Boca Raton?
On price, Boynton is the value play on this stretch of coast. As of August 2026 its median sale price was $230,000, against $410,000 in Delray Beach, $602,500 in Boca Raton and $267,500 in West Palm Beach. That August figure skews to condos (median 1,008 square feet, median HOA fee $763 a month); over the twelve months to early September 2026 the medians were $247,250 for a two-bedroom, $430,000 for a three-bedroom and $644,000 for a four-bedroom. What the discount buys is the inlet and the Intracoastal without Delray's Atlantic Avenue or Boca's Mizner Park and Brightline station. The honest summary from local reviewers is that Delray and Boca offer better walkability and prestige while Boynton offers the boat ramp and the savings, and since Atlantic Avenue is twelve minutes south on Federal Highway, most Boynton residents treat it as their own night out. North, Lake Worth Beach is the older, grittier, more creative alternative with some walkability of its own.
How much does it cost to live in Boynton Beach?
Cost-of-living indices put Boynton Beach 13 to 17 percent above the U.S. average in 2026, almost entirely because of housing; groceries and healthcare run at or below the national line. For renters, the median lease recorded in August 2026 was $2,125 a month across 321 active rental listings, and the new downtown buildings reserve half or more of their units for households at 80 to 120 percent of area median income. For owners, Florida's average homeowners premium is $8,471 a year against a U.S. average of $2,872, though 2026 is the first year the direction has been down: Citizens cut rates an average 8.8 percent, and the state's 180-day average rate change turned negative. Insurers now want asphalt roofs no older than 15 years, which matters in the 1970s and 1980s subdivisions east of Congress Avenue.
Condo and 55-plus buyers: many east-side towers and older west-side condo communities are past the 30-year mark, so ask for the milestone inspection and the Structural Integrity Reserve Study before you offer; Florida's HB 913 set December 31, 2025 as the SIRS deadline for buildings of three or more habitable storeys. Out west, budget for club dues: several country-club communities require an equity membership on top of the HOA fee, with initiation fees that can reach six figures and never appear in the listing's monthly number.
Boynton Beach is the county's practical middle: the inlet without the oceanfront price, the 55-plus belt without Boca's dues, and, for the first time in a generation, a downtown with cranes over it.

A suburban city of 82,400 spread over 16 square miles between the Intracoastal and the Turnpike, with the county's biggest concentration of gated and 55-plus communities out west and an older, cheaper, more mixed east side around the marina. Days revolve around the inlet, the golf course or the clubhouse pool; evenings mean driving to Delray. Walk Score is 34, and Renaissance Commons (66) is the only pocket that scores as walkable.

August 2026 median sale price was $230,000 at $250 per square foot, with a 127-day median time on market and sellers closing at a median 93 percent of list. It is a buyer's market by any measure: 321 of the 591 active listings had taken a price cut. Over the twelve months to September 2026, medians ran $134,500 for one-bedrooms, $247,250 for two, $430,000 for three and $644,000 for four-bedroom homes.
Cost of Ownership
Median HOA fee on August 2026 sales was $763 a month, about $0.57 per square foot, in a condo-heavy month; three- and four-bedroom homes sold over the past year carried median fees of roughly $200 to $240. Gross rental yield is 11.1 percent on a $2,125 median lease. Downtown and the marina (Ocean Avenue, Town Square, Federal Highway) are where 1,800-plus apartments are under construction. The Congress Avenue corridor holds Renaissance Commons, Boynton Town Center and a Boynton Beach Mall awaiting a 1,400-to-1,700-home redevelopment. Leisureville and Hunters Run are the in-city 55-plus and golf core; west of Military Trail, Quail Ridge, Aberdeen, the Canyon subdivisions and the nine Valencia communities are unincorporated county with a Boynton address.
Who It's For
Retirees and active adults (median age 46.6, and GL Homes is still opening Valencia communities), families who want a newer house west of Jog Road near Sunset Palms Elementary, boaters and divers who value the inlet over the address, and buyers priced out of Delray and Boca. It is the wrong city for anyone who wants to walk to dinner, live without a car or needs a prestige zip code; nightlife is a twelve-minute drive to Atlantic Avenue.
Getting Around
Tri-Rail's Boynton Beach station is at 2800 High Ridge Road off Gateway Boulevard; Palm Tran Route 2 on Congress Avenue reached Palm Beach International in May 2026 and Route 73 links West Boynton to the station. No Brightline stop: Boca Raton is 14 miles south, West Palm Beach 15 miles north. I-95 exits at Woolbright, Boynton Beach Boulevard and Gateway, the Turnpike at exit 86; expect lane closures at the I-95/Boynton Beach Boulevard interchange through late 2026 as a $64 million rebuild runs to 2029. PBI is about 17 minutes, FLL about 46.

Ratings split sharply east to west. West Boynton's Sunset Palms Elementary (10/10) and Christa McAuliffe Middle (8/10, pre-IT magnet) score well on 2026 Public School Review data, and Park Vista Community High (2,870 students, AP and Cambridge) carries a GreatSchools 6/10, while east-side Boynton Beach Community High and Congress Middle score 1 and 2. Somerset Academy Canyons is the tuition-free 6-12 charter west of the Turnpike. FAU Boca Raton (32,185 students) and Palm Beach State College are within 20 minutes.
Storm Risk & Climate
First Street's model puts about 66 percent of Boynton Beach buildings at flood risk, concentrated east of Federal Highway, along the Intracoastal and in low inland pockets such as Chapel Hill and San Castle that flood in heavy rain. New FEMA maps took effect December 20, 2024 and added eastern-county parcels to high-risk zones; the city's Community Rating System participation earns policyholders a 25 percent NFIP discount. Summers average 90°F highs with about 61 inches of rain a year, most of it June to October.
