Henry Flagler platted West Palm Beach in 1893 to house the workers building his hotels on the barrier island across the Lake Worth Lagoon. The town incorporated on November 5, 1894 — the first municipality in what was then Dade County — and became the seat of Palm Beach County in 1909. As of April 2025, roughly 127,000 people live here, a gain of about 9,500 since the 2020 census and the largest growth of any Palm Beach County municipality. Downtown sits 68 miles north of Miami and 45 miles north of Fort Lauderdale, with the Intracoastal Waterway as the eastern property line of the city.

A mainland city across the Lagoon from the island it serves

The relationship to Palm Beach island still organizes how the city reads from the air — and from a buyer's spreadsheet. Worth Avenue, the Breakers, and the cluster of private clubs are a 10-minute drive across the Royal Park or Southern Boulevard bridges; the Brightline higher-speed rail station sits in the middle of downtown West Palm Beach, not Palm Beach. What to Expect

A mainland city that serves the wealthier barrier-island town across the Lagoon. Downtown (Clematis, CityPlace, the Brightline station) and the historic Flamingo Park bungalows are genuinely walkable; west of I-95 it's car-dependent. Median age is 41, residents are racially diverse, and the city is growing faster than any other municipality in Palm Beach County.

March 2026 median sale price is $417,000 with an average of about $751,000 (luxury Intracoastal estates pull the mean up). Districts

Downtown / CityPlace is the urban core around the Brightline station. NORA District, a $1B 40-acre mixed-use rebuild of north-downtown warehouses, is the city's biggest 2025–2026 story. El Cid is the 1920s Mediterranean Revival estate district (median ~$4.26M). Flamingo Park and Grandview Heights are walkable historic-bungalow neighborhoods. SoSo (South of Southern) holds the Intracoastal single-family waterfront. Northwood Village is the boutique-and-gallery strip north of downtown.

Getting Around

Brightline runs downtown-to-downtown to Miami in about 70 minutes (16 daily round trips, also to Orlando in ~2 hours). Tri-Rail's northern terminus is the West Palm Beach station. The free RideWPB trolley loops downtown daily. Palm Beach International (PBI) handled about 9M passengers in the year ending March 2026, with Concourse B Phase 2 expansion completing Spring 2026. I-95 and Florida's Turnpike run north–south through the city.

Schools

Alexander W. Dreyfoos Jr. School of the Arts is the marquee public magnet (A+ on Niche, 8/10 GreatSchools, 99% graduation, average SAT 1290). Private options are anchored by Oxbridge Academy (A+, top-10 in Palm Beach County), Cardinal Newman, and Rosarian Academy. Palm Beach Atlantic University sits downtown. The School District of Palm Beach County is one of Florida's largest.

Outdoors & Water

The Flagler Drive Intracoastal promenade is the city's daily run/cycle/walk. Howard Park, Dreher Park (zoo + science center), Okeeheelee, and Bryant Park round out the green space. Currie Park is in the middle of a $35M waterfront rebuild — boat ramps closed September 2025, reopening targeted for spring 2027. Important: West Palm Beach itself has no ocean beach — the Atlantic is across the bridges on Palm Beach island. Phipps Ocean Park is closed May 1–October 1, 2026 for renovation, so use Midtown Beach via the Royal Park bridge.

Storm Risk & Climate

West Palm Beach sits in the hurricane belt and sees meaningful impact roughly every 5–6 years; the most recent direct hits were Wilma (2005) and Frances/Jeanne (2004), with Ian and Nicole (2022) bringing peripheral effects. The 2024 storms (Helene, Milton) struck the Gulf Coast and Big Bend, not the Atlantic side; the 2025 season largely spared South Florida.
