Edgewater runs along Miami's mainland edge of Biscayne Bay, bounded by I-195 to the north, NE 17th Street to the south, and NE 2nd Avenue to the west. It is a narrow residential strip — roughly eight blocks wide — stacked with high-rise condos that look out across the water at the Venetian Islands and South Beach.

From Omni back to Edgewater

The neighbourhood's name has drifted over a century of Miami's growth. After Biscayne Boulevard was rebuilt in the 1920s, developers planned a luxury corridor that never quite arrived. The 1970s Omni Mall rebranded the area as "Omni" for a generation. The opening of the Adrienne Arsht Center for the Performing Arts in 2006, paired with a run of glass residential towers, restored the original name.

Today Edgewater trades on that geography — Downtown's skyline to the south, the Design District and Wynwood a short walk west, and Margaret Pace Park's eight bayfront acres in the middle. Condo inventory turns over quickly: in Q4 2025, homes for sale in Edgewater had the shortest median days-on-market (65) in Greater Downtown Miami.

Key Details

What makes Edgewater special

What to Expect

A narrow bayfront corridor of glass high-rises between Downtown and the Design District. Expect water views from most upper-floor condos and amenity stacks that rival Brickell at lower per-square-foot pricing.

Market Snapshot

The Q4 2025 median sale was about $699K, roughly $640 per square foot. Units move faster here than anywhere else in Greater Downtown — 65 median days on market — and twin-tower projects like Aria Reserve are reshaping 2026 inventory.

Who Lives Here

A mix of international buyers, remote professionals, and empty-nesters drawn to low-maintenance tower living. The vibe skews quieter and more residential than Brickell, with families increasingly taking over the larger floorplans on the southern blocks.

Waterfront Access

Margaret Pace Park anchors the bay edge with eight acres of tennis and basketball courts, a paddleboard launch, and a paved loop that has become the neighbourhood's de facto running track.

Where to Eat

The dining scene skews global and independent — Colombian mains at Palo Quemao, Peking duck at Tanka, omakase at Aoko — with specialty coffee anchored by Panther, Magdalena, and The Hideout.

Getting Around

A Walk Score of 89 means most errands happen on foot. Eight bus routes and the Metromover's Adrienne Arsht Center stop handle the rest, with the MacArthur Causeway putting South Beach about ten minutes away by car.
