Hollywood Beach is built around one thing: the Broadwalk. Two and a half miles of brick-paved, traffic-free promenade run parallel to A1A from Sheridan Street south to Georgia Street, with the Atlantic on one side and a continuous wall of low-rise condos on the other. The original 30-foot pink-cement version was completed in 1923, two years before the city was even incorporated. The American Planning Association has since named it one of the country's great public spaces.

Geographically, this is a barrier island. The Atlantic Ocean bounds it on the east; the Intracoastal Waterway on the west; Dania Beach is the northern neighbour and Hallandale Beach the southern one. The whole island falls inside ZIP 33019 and inside the City of Hollywood, but life here is its own thing — almost everything happens between A1A and the surf.

Who lives on the beach

Multigenerational, and very seasonal. The corridor has been colloquially called Little Quebec for decades — the French-Canadian snowbird community is large and durable enough that Broadwalk staples like EZeat sell Montreal smoked-meat sandwiches and poutine through the winter. Compared to South Beach, the energy is quieter and slower: daytime cycling, oceanfront cafés, and the free Bandshell concerts are the centre of gravity, not nightclubs.

Inventory is condo-heavy. Around 549 condos sit on the market at a median list price near $529K. The median sale price was about $484K in January 2026, up roughly 1.3% year-over-year, while price per square foot accelerated to $495 — up nearly 12%. That split suggests smaller, well-located units are leading the market while older mid-century stock keeps the overall median anchored. Single-family detached homes are scarce on the island itself; most of that activity happens across the Intracoastal in Hollywood Lakes, where the median is closer to $916K.
