Little Havana sits west of Downtown Miami, bounded by the Miami River, I-95, SW 11th Street, and SW 2nd Avenue. Its spine is Calle Ocho — Southwest 8th Street — and the central, most densely Cuban stretch runs between SW 12th and SW 17th Avenues. The neighbourhood was officially designated as a Census neighbourhood in 2000, but its identity was set decades earlier on those few blocks of restaurants, cigar windows, and storefront galleries.

From Riverside to El Barrio Cubano

Before it was Little Havana, the area was Riverside and Shenandoah — a lower-middle-class district anchored by a Jewish population in the 1930s. Cuban exiles began arriving after the 1959 revolution, settling first near the Freedom Tower downtown and then spreading west into the cheaper rental stock around SW 8th. By 1970 the neighbourhood was more than 85% Cuban. The Cuban share has since fallen to roughly 55% as Nicaraguan, Honduran, and other Central and South American populations grew, but the cultural register — Spanish-language storefronts, ventanitas on every other block, music spilling onto the sidewalk — has not.

Today's housing stock is a mix of pre-war wood-frame bungalows, small mid-century apartment buildings, and a new generation of mid-rise condos clustered on the eastern edge nearest Brickell. Median sale prices ran around $350K in early 2026 — down sharply year-over-year — and condos commonly trade between $200K and $400K. Astor Cos. recently pivoted its 179-unit Havana Enclave from rentals to ~$300K starter condos, and a 246-unit Flagler Enclave workforce project is in the pipeline. Walk Score 87 — the third most walkable neighbourhood in Miami. Metrorail's Culmer Station serves the eastern half. Metromover does not enter Little Havana but connects through Government Center. Metrobus routes 207 and 208 are the dedicated Little Havana Connection lines.

Viernes Culturales runs the last Friday of each month with 30+ artists along Calle Ocho. The Calle Ocho Festival (March, 48th edition in 2026) draws around 1.5 million people across SW 8th between 12th and 27th Avenues — the largest Hispanic street festival in the United States.

Schools

Ada Merritt K-8 Center is a top-5% magnet running an IB Dual Language Programme, with roughly 92% math and 88% reading proficiency on state tests. Riverside Elementary (PK–5) and Lincoln-Marti Charter (K–8) round out the local public and charter options.
