South of Fifth — SoFi to locals — occupies the southernmost tip of Miami Beach, a roughly five-block enclave bounded by South Pointe Park to the south and Fifth Street to the north, with the Atlantic Ocean to the east and Biscayne Bay to the west. The neighbourhood is ringed by water on three sides, which is the simplest reason it feels different from anything north of it.

By day, SoFi is residential and quiet: a 17-acre waterfront park, off-leash dog runs, paved paths along the bay, and a stretch of beach that consistently feels less crowded than Ocean Drive. By night, the dining scene punches well above the neighbourhood's footprint — Joe's Stone Crab, Prime 112, Carbone, and Estiatorio Milos all sit within walking distance of one another.

From beachfront pocket to luxury enclave

Before World War II, the area south of Fifth Street was one of the only South Beach enclaves where Jewish residents and visitors were welcome — restrictive covenants barred them from much of the rest of Miami Beach. Congregation Beth Jacob, the city's first permanent synagogue, still stands here, alongside the Jewish Museum of Florida-FIU. Decades later, sustained development turned what had been a low-income coastal pocket into one of the most expensive condo markets in Florida — Continuum, Apogee, Glass, Portofino Tower, Murano Grande, and a dozen other waterfront towers now define the skyline.

Today, scarcity does most of the work. The peninsula geometry caps land supply, the buyer pool skews ultra-high-net-worth, and demand for the trophy buildings stays tight even when the rest of Miami Beach softens.

Key Details

What makes South of Fifth special

What to Expect

A residential pocket on the southern tip of South Beach that trades nightlife noise for ocean and bay views. Most days are quiet; weekends draw families to South Pointe Park.

The Market

Land-constrained on three sides, SoFi is the most expensive corner of Miami Beach by a wide margin. Inventory is consistently tight, and the marquee buildings — Continuum, Apogee, Glass — set the price benchmark for the entire city.

Getting Around

Most of daily life is reachable on foot. The free South Beach Trolley loops through the neighbourhood, and the MacArthur Causeway connects to downtown Miami in roughly ten minutes by car.

Schools

South Pointe Elementary serves PK–5 inside the neighbourhood and ranks above the Florida state average, with about 460 students and a 15:1 student-to-teacher ratio.

Outdoors & Beach

South Pointe Park anchors the southern tip with 17 acres of lawn, a fishing pier, paved waterfront paths, and the city's only off-leash dog beach. The SoFi stretch of sand stays calmer than the rest of South Beach.

History

Before WWII, this was one of the only Miami Beach pockets open to Jewish residents and visitors. Congregation Beth Jacob — the city's first permanent synagogue — and the Jewish Museum of Florida-FIU still operate here.
