Weston is the westernmost city in Broward County: about 26 square miles boxed in by the Everglades conservation levees to the north and west, U.S. 27 along its western edge, and Sunrise, Davie and Southwest Ranches to the east and south, roughly 31 miles northwest of downtown Miami. Industrialist Arthur Vining Davis, the man behind Arvida, assembled the land in the 1950s, and Arvida/JMB Realty built out the master plan under the working name Indian Trace before the first homes were finished in Country Isles and Windmill Ranch in 1984. The city incorporated on September 3, 1996, so it turns 30 this month. The U.S. Census Bureau's Vintage 2025 estimate puts the population at 69,588 as of July 1, 2025, about 2% above the 2020 base of 68,119, which is what a built-out city looks like.
Two facts shape daily life more than any other. First, nearly every home sits inside a gated village run by a homeowners' association; the city's own HOA page says most residences fall under one, and it registers them every year. Second, this is South Florida's Venezuelan capital. WLRN reported in January 2026 that Weston and Doral hold the largest concentration of Venezuelan-Americans in the country, which is why locals still call it "Westonzuela." The 2024 American Community Survey puts the foreign-born share at 53.4%, and the 2020 census counted 54.1% of residents as Hispanic or Latino.
Living in Weston, Florida: the pros and cons
The case for Weston is schools, safety and order. Every public school inside the city, from the six neighbourhood elementaries to Falcon Cove and Tequesta Trace middles, Cypress Bay High and Imagine Charter, earned an A in the Florida Department of Education grades released July 1, 2026, and Niche's 2026 rankings make Weston the top Broward suburb for public schools. By the FBI's 2024 counts the city logged 27 violent and 262 property crimes, eighth-lowest among Florida cities in eufy's August 2026 ranking, and U.S. News placed Weston 70th nationally and third in Florida in its 2026–27 Best Places to Live list. Policing is contracted to the Broward Sheriff's Office, whose District VIII is headquartered in the city, and the municipal millage of 3.3464 has not moved in eight years and remains the lowest of any Broward municipality.
The trade-offs are just as clear. A Walk Score of 15 means every errand is a drive, and the only walkable block is Weston Town Center. Broward County Transit runs a single local route through the city (Route 23, weekdays only), and the county's TransitFORWARD 2040 plan lists Weston among areas underserved by fixed-route transit. Downtown Fort Lauderdale is 30 to 35 minutes off-peak and up to an hour at rush hour; Brickell is 45 to 60 minutes on a good day and 75-plus at peak. The beach is half an hour away at best. And because the city backs onto the Everglades, summer brings aggressive saltmarsh mosquitoes that Broward sprays for by air, and in June 2026 several days of smoke from the 5,780-acre Atlantic Fire.
Best neighborhoods in Weston, FL: from Bonaventure to Windmill Ranch
Weston is not one neighbourhood but dozens of subdivisions spread across two development districts. Bonaventure, the older eastern section that voted to join the city in 1997, holds most of the condos and townhomes (Racquet Club, Riviera, Villas of Bonaventure) around the public Bonaventure Golf Club and is the entry price point. Country Isles, Arvida's first section from 1984, has the city's highest Walk Score (37) and sits within walking distance of Country Isles Elementary, Tequesta Trace Middle and the library. Savanna is the biggest gated village, 2,900-plus homes with staffed gates and a clubhouse with multiple pools and mini-golf; The Ridges, The Lakes and The Isles at Weston are the mid-tier gated single-family defaults, and Emerald Estates and San Messina draw investors for rental demand. At the top sit Weston Hills Country Club, wrapped around two Robert Trent Jones Jr. courses, and Windmill Ranch Estates, guard-gated acre-plus custom homes with an equestrian centre on the Everglades line. New construction is limited to luxury infill such as Botaniko Weston, and The Palms at Weston is the only 55-plus community (382 attached homes, resale only).
Why are homes so expensive in Weston, FL?
Because nothing new is coming. The city is built out, so the all-A school zone, the crime numbers and the master-plan uniformity compete for a fixed stock of about 23,200 homes. The market as of August 2026: the median sale price was $768,000 at a median $401 per square foot, and homes that sold took a median 92 days to go under contract, closing at 97.2% of list. Over the 90 days to September 2, 2026, 2-bedroom homes (mostly Bonaventure condos and townhomes) closed at a $351,000 median, 3-beds at $649,000, 4-beds at $910,000 and 5-beds at $1,292,500. Inventory is the counterweight: 1,075 active listings against 37 closed sales put the months-of-supply figure near 42, and 494 of those listings had taken a price cut (median reduction 4.6%), so the premium is negotiable right now. That $768,000 median sits between Davie ($515,000), Cooper City ($625,000) and Pembroke Pines ($447,000) on one side and Parkland ($955,000) on the other. Budget for three overlays before you fall for a house: the HOA (median $485 a month across August 2026 sales, about $0.21 per square foot, plus any club dues at Weston Hills), the Indian Trace or Bonaventure Development District assessment that rides on the tax bill, and insurance. Weston has no storm-surge exposure and First Street flags only 12.4% of properties for flood risk, but its wind risk is rated 5 of 5, so order a wind-mitigation inspection and pull the FEMA panel (maps effective July 31, 2024) for the specific lot.

Families buying into the all-A school zone and Cypress Bay's 33 AP and 41 Cambridge courses; Venezuelan and wider Latin American households in a city that is 53.4% foreign-born; physicians and staff at Cleveland Clinic Weston and UKG's dual headquarters; and I-75 express-lane commuters to Miami. A poor fit for anyone car-free, nightlife-driven or HOA-averse, and for renters on a budget: the median lease was $3,600 a month in August 2026.
Getting Around
Car-dependent (Walk Score 15, Bike Score 39) but bike-friendly on 51.7 miles of marked lanes. The I-75 express lanes start here, I-595 and the Sawgrass Expressway meet at the northeast corner and U.S. 27 runs the western edge. Typical drives: 30–35 minutes to downtown Fort Lauderdale (45–60 at rush hour), about 30 to FLL, 45–50 to MIA and 45–75 to Brickell. Transit is one Broward County Transit route (Route 23, weekdays only); the TransitFORWARD 2040 plan lists Weston as underserved.

Every public school in the city earned an A in the 2025–26 Florida grades released July 1, 2026: Country Isles, Eagle Point, Everglades, Gator Run, Indian Trace and Manatee Bay elementaries, Falcon Cove and Tequesta Trace middles, Cypress Bay High and Imagine Charter (Western High in neighbouring Davie also scored an A). Cypress Bay (about 4,460 students, Niche A+, 25th in Florida) says it runs at capacity. Private options include Sagemont Preparatory (PK–12, $21,030–$29,770 for 2026–27) and Weston Christian Academy.
Storm, Flood & Fire Risk
Weston is well inland with no storm-surge zone and sits outside Broward's evacuation zones; wind is the hazard, and Wilma hit in 2005. First Street's 2026 model flags 2,515 of 20,234 properties (12.4%) for flood risk behind the L-40 and L-85 levees and rates heat 5 of 5, with hot days rising from 7 to 26 a year over 30 years.
