JupiterCity Guide
Where the Loxahatchee meets the Atlantic under an 1860 red-brick lighthouse.
Jupiter sits at the northern edge of Palm Beach County, 20 miles north of West Palm Beach, where the Loxahatchee River empties into the Atlantic through Jupiter Inlet. The town covers 21.6 square miles, was incorporated on February 9, 1925, and counted 61,883 residents in the Census Bureau’s 2024 estimate. The name is a cartographer’s accident: the Hobe people’s word for the area became “Jobe” in Spanish records, was misread as “Jove”, and was Latinised into the Roman god.
Is Jupiter, FL a good place to live?
Niche’s 2026 rankings give Jupiter an A overall and place it 7th among Palm Beach County’s best places to live, on the strength of schools, low crime, and parks. The town has spent decades enforcing a low-rise, low-density code, so the skyline is the 1860 Jupiter Inlet Lighthouse and little else: no condo towers on the sand, and 3.4 miles of public shoreline of which 2.5 miles, between Ocean Cay Park and Carlin Park, is off-leash dog beach. The trade-offs are real. Cost of living runs 16 to 21 percent above the US average depending on the index, most errands need a car, and nightlife winds down early.
Best neighborhoods in Jupiter, FL
Jupiter is a set of distinct communities rather than one grid. Abacoa, on the west side around Roger Dean Chevrolet Stadium and the FAU campus, is the walkable New Urbanist family district with a main-street town center. Jupiter Farms, west of the Turnpike, is one-acre-plus lots, horses, and mostly no HOA. Admirals Cove and Jonathan’s Landing pair deep-water docks with championship golf on the Intracoastal; The Bear’s Club is the Jack Nicklaus-course, celebrity-estate tier. The Bluffs and the beach-side condos along A1A serve buyers who want the ocean within a walk, The Heights is the no-HOA, older single-family pocket near shopping, and Pennock Point is deep-water riverfront estates on the Loxahatchee. Jupiter Inlet Colony and Jupiter Island are separate municipalities that share the inlet but not the tax roll. Browse homes for sale in Jupiter by community to see how sharply price steps between them.
Jupiter vs Palm Beach Gardens
Directly south, Palm Beach Gardens is the master-planned, mall-and-country-club counterpart: more new construction, The Gardens Mall, PGA National, and prices a few percent lower. Jupiter is the one with the beach, the inlet, and the boat ramps; Gardens residents drive up for a waterfront dinner and Jupiter residents drive down to shop. North across the river, Tequesta is a smaller, quieter village on the Loxahatchee, while North Palm Beach and Singer Island cover the marina and high-rise oceanfront options that Jupiter’s code rules out. West Palm Beach, 20 miles south, is where most of the region’s offices and the Brightline station sit.
Flood insurance is a line item, not an afterthought. First Street’s current model puts 20.8% of Jupiter properties at flood risk today, rising to 27.5% over 30 years, concentrated along the Loxahatchee, the inlet, and the Intracoastal. Get an elevation certificate and a flood quote before you make an offer on anything east of US-1 or on the river.
Jupiter is what the rest of South Florida’s coast looked like before the towers went up, and it has stayed that way on purpose.
Key Details
What makes Jupiter special
What to Expect
A low-rise beach town of 61,883 people (2024 Census estimate) with a median age near 47 and a median household income around $114,000. Days revolve around the water: the inlet, the river, 3.4 miles of public beach, and the boat ramps. Evenings are quiet outside Downtown Abacoa and Harbourside Place.
The Market
As of August 2026, the median sale price was $1.7M at $388 per square foot, with 393 active listings, a median 106 days on market, and 178 listings had cut their price. Over the trailing 12 months, 2-bed sales had a median of $565K, 3-beds $605K, 4-beds $762K, and 5-bed-plus homes $11.05M, which is the spread behind the headline number.
Cost of Ownership
August 2026 closings carried a median HOA fee of about $599 a month, or $0.35 per square foot, and gross rental yield sits at 2.1%, low even for South Florida. Beyond the MLS data, 2026 homeowners insurance quotes for single-family homes typically run $4,000 to $9,000 a year, flood cover adds $600 to $3,500 where required, and Palm Beach County’s effective property tax rate is roughly 1%.
Districts
Abacoa is the walkable family district around the stadium and FAU. Jupiter Farms is acreage and horses with mostly no HOA. Admirals Cove and Jonathan’s Landing combine golf with deep-water docks, The Bear’s Club is the Nicklaus-course estate tier, The Bluffs and the A1A condos put the beach within a walk, The Heights is no-HOA single-family, and Pennock Point is riverfront estates.
Who It’s For
Families chasing A-rated public schools, boaters who want the inlet minutes away, golfers, and retirees who prefer quiet over glass towers. It is a poor fit for anyone who wants to live car-free, buy under $500K without an HOA, or find a bar open past midnight; young professionals tend to pick West Palm Beach instead.
Getting Around
Car-dependent: Walk Score rates Jupiter’s most walkable neighbourhood, Pine Gardens South, at 72 and most others under 45. I-95 and Florida’s Turnpike both run through town, PBI airport is about 26 minutes away, and downtown West Palm Beach is 30 to 40 minutes by car.
