Palm Beach Gardens was announced into existence on March 20, 1959, when insurance magnate John D. MacArthur unveiled plans for a garden city of 55,000 on roughly 4,000 acres of pine flatwoods north of West Palm Beach. Sixty-seven years on, about 61,000 people live here, and the city has become northern Palm Beach County's commercial center — The Gardens Mall, the PGA Boulevard retail spine, a new full-service hospital, and the golf infrastructure that has carried the "Golf Capital of the World" nickname since the PGA of America moved in back in 1965.

Moving to Palm Beach Gardens: east vs west

The established east side runs along PGA Boulevard: The Gardens Mall, the renovated Downtown Palm Beach Gardens, and the city's marquee gated communities — PGA National with its five courses and resort, country-club stalwarts BallenIsles and Mirasol, ultra-luxury Old Palm, family-oriented Evergrene, and Alton, the newer walkable grid off Donald Ross Road. Condos and townhomes cluster around the mall and the PGA corridor; browse condos for sale in Palm Beach Gardens to see the current mix.

The west side is the growth frontier. Avenir, off Northlake Boulevard west of Florida's Turnpike, is a multi-builder master plan with a long runway: its 200,000-plus-square-foot Town Center opened in May 2026, anchored by a 49,000-square-foot Publix, with most of its nineteen confirmed tenants rolling out through the summer. New phases are still clearing approvals, so the west will keep adding rooftops for years.

What changed in 2026

This was the year the city's growth story got concrete: the $430 million Alan B. Miller Medical Center opened on May 19 — the first full-service hospital built in northern Palm Beach County since 1979, bringing roughly 800 jobs — and nuclear-energy firm Ampera set up headquarters at PGA National Commerce Park with 200 more planned. Compared with living in West Palm Beach, twelve miles south, Palm Beach Gardens trades urban energy for space, gates, and tree canopy; against Boca Raton or Delray Beach further down the coast, it offers a similar country-club formula with a quieter, newer, more northern orientation.

Buyer's-market math, condo edition: as of July 2026 there were 452 active sale listings against seven closings that month, price cuts on nearly half of them (median cut 5.3%), and a 96% median list-to-sale ratio. Patient buyers have real negotiating room.

Key Details

What makes Palm Beach Gardens special

What to Expect

A deliberately planned suburb: banyan-lined medians, strict landscaping codes, and a federation of gated golf communities arranged around the PGA Boulevard retail spine. Days revolve around clubs, The Gardens Mall, and youth sports; nights are quiet by design. It reads polished rather than lively — that is the point.

The Market

July 2026 median condo sale price is $789,000 at $375 per square foot (up 6.8% YoY on price/sqft), on just seven closings — small monthly samples swing hard here. Homes sat a median 109 days and sold at 96% of list. With 452 active listings against that sales pace, supply heavily favors buyers.

Cost of Ownership

Median HOA fee among July 2026 sales was $481 a month, about $0.41 per square foot — moderate by South Florida condo standards. Sitting inland of the barrier islands, the city avoids the worst coastal flood-insurance premiums, though hurricane wind coverage is still the big line item countywide.

Who It's For

Families chasing top-rated schools, golfers, medical and corporate professionals, and buyers who want new construction without leaving civilization. It is a poor fit if you want nightlife, walk-to-beach living, or car-free days — almost every errand here involves a windshield.

Getting Around

I-95 and Florida's Turnpike both cross the city; Palm Beach International Airport is roughly 20 minutes south, and the Brightline station in West Palm Beach (about 15–20 minutes) connects to Fort Lauderdale, Miami, and Orlando. Citywide Walk Score is 54, but inside most gated communities it drops to single digits — plan on driving.

Schools

Timber Trace Elementary and Watson B. Duncan Middle rate consistently high, and William T. Dwyer High runs an International Baccalaureate program plus a finance academy (#182 public high school in Florida on Niche, 2026). The Benjamin School, ranked #5 private high school in Palm Beach County for 2026, is the private benchmark.

Golf & Recreation

PGA National Resort stacks 79 holes across five courses, including the Champion course and its infamous Bear Trap, host of the PGA Tour's Cognizant Classic each February. BallenIsles, Old Palm, Mirasol, and Frenchman's Reserve add private-club depth, and the city-owned Sandhill Crane Golf Club keeps a public option.

Growth in 2026

The $430M Alan B. Miller Medical Center opened in May 2026 with 156 private rooms and roughly 800 jobs. Avenir's Town Center opened the same month, Ampera chose the city for its headquarters, and The Gardens Mall is adding J.Crew and Faherty while Louis Vuitton expands. Population is up more than 5% since the 2020 census.
