Jupiter, FL
Indian CreekNeighbourhood Guide
Fourteen small neighbourhoods wrapped around a par-70 course at Jupiter's I-95 gateway.
Indian Creek is the community you pass on Central Boulevard between Indiantown Road and Jupiter Community Park: roughly 1,500 homes built between 1982 and 1993, laid out around the 18 holes of what is now the Golf Club of Jupiter. It is not gated, and it is not one HOA. Fourteen sub-communities each run their own association, from single-family sections like Eagle Ridge, Stillwater Circle and Arrowhead to two-storey condo clusters like Keystone, Pinecrest, Muirfield and Wingfoot, plus Greenbrier's one-storey townhomes. That structure is the first thing to understand, because it decides your fees, your rental rules and what you see from the lanai. Browse homes for sale in Indian Creek by section to see how the price steps between them.
Within Jupiter, this is the inland, price-conscious end of town. Jupiter Farms and its acre lots sit to the north-west across the Turnpike, Abacoa's walkable town centre is about ten minutes south-east, and the beach at Carlin Park is roughly fifteen minutes east. I-95 Exit 87 and Turnpike Exit 116 are both on Indiantown Road just west of Central Boulevard, which is why local agents sell the location before the houses. The Jupiter guide explains how the town's other communities fit around it.
Living in Indian Creek, Jupiter
Mixed, and quieter than the address suggests. Nextdoor's 2026 profile puts the average age at 56 and homeownership at 83 percent, NeighborhoodScout counts about 15 percent of homes as seasonally occupied, and realtor pages describe the buyer pool as retirees, working families and first-time owners in roughly equal parts. Only Wingfoot, 96 two-storey condos beside the golf course, is age-restricted to 55 and over. Daytime life is dog walkers on Central Boulevard, golf carts, and Indian Creek Park, whose playground the Town calls the most-used in Jupiter. It was rebuilt in 2025, a restroom building has been under construction since May 2026, and a splash pad is scheduled for 2027.
Evenings are residential. The Creek Pub & Grill at the golf clubhouse, open to non-golfers until 11pm Thursday to Sunday, is the only place to eat or drink without leaving the community. Everything else is a short drive: Chasewood Plaza at the Indiantown corner, Downtown Abacoa, or the restaurants on the inlet. Walk Score rates the interior streets 13 and the Indiantown Road corner 69, which is an honest summary of the trade.
Indian Creek HOA, Jupiter FL: what you actually pay
Over the 12 months to September 2, 2026, seven homes closed at a median of $383,000 and $326 per square foot, against Jupiter's town-wide August 2026 median of $1.7M and $388 per square foot. Two-bedroom sales had a median of $342,000 and three-bedrooms $440,000. Closed sales carried a median HOA fee of $575 a month, but the spread is wide because each of the 14 associations sets its own budget; the single sale in August 2026, a three-bedroom house, carried $130. Ask which association a listing belongs to before comparing fees, and confirm whether the number quoted is monthly or quarterly.
The pace is slow. Median days on market over that year was 118, sellers accepted about 96 percent of list, and 28 new listings came on against seven closed sales, with 14 of them cutting their price. As of August 2026 there were 12 active listings and about 18 months of inventory, which is the number to lead with when you negotiate.
Florida's milestone-inspection and structural-reserve (SIRS) rules apply to condo buildings three storeys and taller. Indian Creek's condo sections are two-storey walk-ups, so most sit outside that regime, but 1980s roofs, air handlers and electrical panels are what insurers are actually underwriting in 2026. Get the roof age, the panel brand and the association's budget before you write an offer.
Best neighborhoods in Jupiter, FL: where Indian Creek fits
Abacoa, ten minutes south-east, is the walkable New Urbanist district around Roger Dean Chevrolet Stadium: newer, denser, pricier, and the usual first answer for families who want to walk to dinner. Jupiter Farms, north-west across the Turnpike, is 1.25-acre lots, wells and septic, dirt side roads and mostly no HOA. Palm Beach Gardens, directly south, is the master-planned, Gardens Mall-and-new-construction counterpart, and Tequesta is the small village north of the river. Downtown West Palm Beach, where the offices and the Brightline station are, is about 33 minutes. Indian Creek's pitch against all of them is simple: municipal water and sewer, an association that mows the lawn, a par-70 course without club dues, and the cheapest way into a Jupiter address with A-rated zoned schools.
Indian Creek is the plain-spoken version of Jupiter: a golf course, a park, fourteen small associations, and a highway ramp at the bottom of the street.
“Because it's homey. It reminds me of parks when I was growing up.”

What makes Indian Creek special
Market
Over the 12 months to September 2, 2026, seven closed sales put the median at $383,000 and $326 per square foot, with two-bedrooms at $342,000 and three-bedrooms at $440,000. August 2026 closed one sale, at $440,000, with 12 active listings and about 18 months of inventory. Jupiter's town-wide August median was $1.7M, so Indian Creek is the entry ticket to the ZIP code.
Cost of Ownership
Closed sales over the past 12 months carried a median HOA fee of $575 a month, but each of the 14 sub-associations sets its own budget, so fees differ sharply by section. The condos are two-storey, which keeps most of them outside Florida's three-storey milestone and SIRS regime. The community sits outside FEMA's mapped special flood hazard area at about 12 feet of elevation, so wind cover on 1982–1993 roofs is the bigger insurance bill.
Who It's For
Retirees who want golf without club dues, first-time buyers priced out of Abacoa, and seasonal owners: Nextdoor's 2026 profile puts the average age at 56 and homeownership at 83 percent, and about 15 percent of homes are seasonally occupied. Only the 96-unit Wingfoot section is 55-plus. It is the wrong fit for anyone who wants to walk to dinner, buy new construction, or find a bar open past 11.
Getting Around
Car-dependent: Walk Score is 13 on the interior streets and 69 at the Indiantown Road corner. I-95 Exit 87 and Turnpike Exit 116 are under a mile away on Indiantown Road; Abacoa is about 10 minutes, Carlin Park beach 15, Downtown at the Gardens 19, and PBI airport and downtown West Palm Beach 33 to 36 minutes. Palm Tran Route 10 stops at Central Boulevard and Jupiter Park Drive, Monday to Saturday.
Schools
Zoned to Jerry Thomas Elementary (GreatSchools 8/10), Independence Middle (8/10, with a Cambridge magnet programme) and Jupiter Community High (Niche A) on the district's 2026–27 boundary maps. All Saints Catholic School (PK–8) sits inside the community on Indian Creek Parkway, and Jupiter Christian School is the leading private PK–12 option.
Golf & Parks
The Golf Club of Jupiter, formerly Indian Creek Golf Club, is an 18-hole, par-70 Lamar Smith design; it is semi-private and public tee times book through GolfNow. Indian Creek Park's 11 acres got a rebuilt playground in 2025, restrooms in 2026 and a splash pad due 2027. Jupiter Community Park, 94 acres with eight lighted ball fields and eight pickleball courts, is just north on Central Boulevard.
Climate & Flood
Elevation is about 12 feet and the community sits outside FEMA's 1 percent and 0.2 percent flood zones on the county maps effective December 2024, though any low spot can flood in a stalled storm. First Street puts 20.8 percent of Jupiter properties at flood risk today, concentrated on the river and inlet rather than here. Hurricane Milton's outer bands dropped an EF-3 tornado through Jupiter Farms in October 2024: inland, wind is the exposure, not surge.
Layout & History
Built 1982–1993 in concrete block, roughly 1,500 homes across 14 named sections. Arrowhead, Eagle Ridge, Stillwater Circle, Raintree Trail and Wandering Trail are single-family; Keystone, Pinecrest, Muirfield and Wingfoot are two-storey condo clusters with their own pools; Greenbrier is 138 one-storey townhomes; Bent Arrow, Augusta, Harvest Moon and Monterrey round out the list. Homes run from 891 to about 2,000 square feet, with golf views on the north and west sections and lake views to the east.
